Tips to Successful Real Estate Negotiations

Buyers

In today's real estate market, buyers are looking to get a great deal on the home they purchase. How great a deal a home buyer gets depends on the home they purchase and how they negotiated. However, before you make an offer and start negotiating on a house, especially on Greenville SC real estate, it is important to have your pre-approval letter or proof of funds from a lender before making an offer. Submitting a pre-approval letter with your offer shows the seller that you are ready, willing and able to purchase their home for sale. The seller will take your offer more seriously. You also want to make sure that you and your real estate agent do a market analysis of the home you are interested in to make sure that you are not paying more than comparable homes are selling for in the neighborhood. Your Realtor can gather comparable sold properties using the Multiple Listing System (MLS). If you are going at it alone, you can search your county's tax records for comparable sold in your area. Now that you have seen the comparable sales in the area, is the home overpriced, priced right or under priced? If it is over priced, your agent may have to submit these sold comparables along with your offer to justify your offer price. If it is under priced, then you have a motivated seller, and you probably do not want to submit a low ball offer. Making a low ball will not only insult the sellers, but it may take too long to come to an agreement. This allows time for other buyers to submit offers on the same house. When you get in a multiple offer situation, the seller will probably request highest and best offer from all buyers, and you will end up paying more for the home. So, be cautious when submitting a low ball offer.

As a Realtor in Greenville South Carolina, I have worked with some home buyers who have either read somewhere or was told that they needed to make an offer of 20% less than asking price on any home they were interested in. Folks like this must understand that most home sellers can not afford afford to sell their home for 20% less than list price. Heck, some can't even sell for 5% less. Of course there are certain situations where you may need to make a low ball offer, but if you do your homework prior to making an offer, you will be able to make a reasonable offer that will not insult the seller. Keeping in mind that the seller probably will not accept your initial offer, unless it is a full price offer. The goal is to arrive at terms that are mutually acceptable to both parties. You can also ask for such items as the refrigerator, washer, dryer or furnishings during negotiation. This is especially important when negotiating on a new home. While the builder may not want to decrease the neighborhood home values by selling for less, they may be willing to give you some upgrades instead.

Remember that the more contingencies you have in your offer, the less attractive it becomes. If you have to sell your home first, the seller may not want to risk loosing the exposure on their home while you try to sell yours. If you happen to find a seller that is willing to accept an offer contingent on you selling your house, they may not be willing to accept much less off the list price. While negotiating, you can also ask the seller to pay some or all of your closing costs, and you always want to make your contract contingent on home inspections and appraisal.

Sellers

If you get an offer on your home for sale, treat that offer like it is the only offer you will ever get. Especially in a buyers market. I can't tell you how many sellers who refused to take an offer with hopes that they will get a better price when they get another offer, and then months down the road wish they would have accepted that first offer they got. In other words, take all offers seriously. Negotiate each one until there is no where else to go but to walk away.

Don't take it personal when you receive a low ball offer from a buyer. All home buyers want to get a great deal on a home they buy. Some of them will make a low ball offer to see how much of a great deal they can really get. If you get one of these, don't get offended. Simply use the comparable sales in the neighborhood to show that the home is not over priced. I have had a situation where we could not find enough comparable sold homes, and had to get an appraisal to show the buyer that the home was worth what the seller was asking. Even though the seller got really offended when I submitted that initial offer, we ended up coming to an agreement and completed the sale. So, take your emotions out of the negotiations and you might find a way to come to a mutual agreement on terms that is acceptable to both parties.

Remember that the buyer may not accept your first counter offer, so be careful not to go all in with your first counter offer, and then not have anywhere else to go. If you leave the appliances like refrigerator, washer and dryer out of the MLS listing, you can use them to negotiate with them buyer later if you can leave them.

Tips to Making an Offer to Purchase a Home

How informed a home buyer is when making an offer on a home can play a huge role in the decisions that they make after they purchase they home, and when they sell it. When you invest in a home, it is important to think long term, because you make money on piece of property when you buy it, not when you sell. Sure you get paid at the closing table, but because you picked the right home, in the right location, and at the right terms, you a are able to walk away from the closing with money in your hands.  So, when you find that home that fits your needs, it is important that you gather as much facts as you can before making an offer on that home. Appoint a Realtor®

I really don't recommend buying a home or making an offer without a Realtor. It is important to understand that a good Realtor is an invaluable resource to a home buyer. A real estate agent can make a difference in how successful you will be when making an offer on a home. It is always a good idea to have a professional representing your interests in a transaction as important as buying a home. A good real estate agent can help you avoid the pitfalls that most home buyers experience while investing in real estate. Your Realtor can assist you with gathering all facts that will enable you to decide the best price to offer the seller.

Get Pre-Approved

If you are not already pre-approved for a loan, go ahead and contact your bank or a local mortgage lender to get this done. You may want to talk to two or three different lenders so that you can compare interest rates and lender fees. Your agent will probably have local lender contacts they can recommend to you. Armed with a pre-approval letter, your offer will taken more seriously by the seller when you are negotiating. It also allows you to find out how much you can really afford. In a Greenville SC real estate transaction, you almost always have to submit your pre-approval letter or proof of funds (if paying cash) with your offer. So, try to get this done as soon as possible.

Ask Questions

Find out why the seller is selling the home. But, keep in mind that the seller's agent may not want to disclose this information, but if you can get this information, it could help guide you in deciding how much to offer. Find out how much the seller paid for the home, and how long they have owned it. Your agent should be able to gather this information for you.

Find Comps

Your real estate agent will play a huge role here to determine how much to offer, and the trend in the neighborhood. To do this, your agent will need to find recently sold comparable homes in the area. Preferably, the ones that have sold in the last six months. Then you can compare them to see how they stack up against the subject property. Your agent can retreive these comparable homes from the Multiple Listing System(MLS) or by sometimes also retrieving sold data from the county tax records. Once you have this data, you can see the list price to sale price ratio, days on the market, are the prices going up, or is it a declining neighborhood. With this data, you will have a clearer picture of whether the home is price right, over-priced or under-priced, and where to start with your initial offer.

Determine How much to Offer

When making an offer on a house, you may be tempted to make a low ball offer to test the seller's motivation temperature. While this may be a good idea in a buyers market, it may work against a buyer in a seller's market or in a multiple offer situation. Use the facts that you have available to determine what a fair offer is without insulting the home seller, or giving too much.

Submit you offer

If you are buying a home in Greenville South Carolina, you will need an earnest money deposit. While earnest money may not be a requirement, it is a show of good faith, and will be credited back to you at closing. When submitting an offer, don't expect that the seller will accept it, unless you are making a full price offer. If you are working with a good agent, he or she will be representing the best of your interests from the very moment the present that offer to the listing agent or the seller. He or she will negotiate diligently on your behalf.

Negotiate

Negotiating one of life's biggest investment does require some skills. Price is one thing, but you can negotiate other terms of the contract as well. Like, closing costs,  updates or upgrades if you are dealing with a new home. You can use the give and take technique here to secure a win-win. While negotiating, keep in mind that there is a chance that the home seller may be in a situation where they can not afford to sell for less than their mortgage balance, so don't be surprised if the seller, no matter how high their motivation temperature is, can not sell the home for what you want to pay for it.

Seller Closing Costs in a Real Estate Transaction

Many home owners wonder if the Buyer pays closing costs or if the Seller pays closing costs. The fact is, in a real estate transaction, both the buyer and seller are responsible for paying closing costs. In this particular post, we will cover the closing cost that the seller is responsible for. Since I am a Greenville South Carolina Realtor®, I will be using facts and seller costs that may only apply to Greenville SC real estate transactions, but it should give you a good idea of what to expect. If you are in another part of the country, you may need to contact a real estate attorney, a title company, or a good real estate agent to find out what the costs are for your home and your area.

In South Carolina, the seller is responsible for paying the deed stamps, also know as transfer fee. This fee is calculated Calculating_Seller_Closing_Costs_in_a_Real_Estate_Transactionbased on the sales price, and the fee is $1.85 for every $500 of the sales price. The seller can also expect to pay the taxes, which are paid in arrears, up to the date of closing. Seller paid closing costs will also include any home warranty if the seller agreed to pay for it. Note that certain sellers or government agencies like HUD may have allowable and non-allowable closing costs that they pay.

If the home is being sold through a real estate broker, then seller costs will also include the brokerage commissions, and any other fees that the seller agreed to pay in the listing agreement. A home seller can also expect to pay a courier or wire transfer fee, which can range from about $20 to about $50 depending on your closing attorney. Another closing costs seller pays is document preparation fee. This can range from about $150 to about $250 depending on the closing attorney.  The seller can also expect to pay a fee of around $10 for the deed release.

In today's market, many home buyers are asking the seller to pay some or all of their closing costs, which are know as seller concessions or seller contributions. The seller concessions can be used by the home buyer to cover any part of the closing costs that the buyer is responsible for. Of course these concessions are negotiable, so the seller can agree to pay all, part, or none of the buyer's closing costs. If the seller does decide to  contribute to the buyer's closing costs, the amount that the seller agreed to now becomes part of the seller's closing costs. Note that certain sellers like HUD (Housing and Urban Development) may have some non-allowable closing costs that they will not pay for the buyer.

Unlike some areas that use title companies, in a Greenville real estate escrow settlement, an attorney usually handles the closing. Contact whomever is handling escrow settlement for your sale or in your area to find out your exact seller fees. There may also be a special assessment tax for non South Carolina resident sellers.
